Without the Cédula de Habitabilidad your Home is Basically Homeless

🏡 Is your Spanish home a dream house or a survival bunker? 😏

Thinking of buying, selling, or renting property in Spain? Forget the “four walls and a roof” rule—without the cédula de habitabilidad, your home is basically homeless! 😲

📜 What is this magical paper?
It’s an official document proving that your home is actually livable and not just a fancy storage unit.

✅ Does it have basic comfort? (kitchen, bathroom, ventilation – yes, they matter!)
✅ Is it big enough? (if you’re not a hobbit, 10m² won’t cut it)
✅ Are the ceilings high enough? (if you keep bumping your head – bad sign!)
✅ Got natural light? (no, a desk lamp doesn’t count!)

⚠ When do you absolutely need it?
In Catalonia, no cédula = no sale, no rent, no utilities. Other regions are a bit more flexible, but if you need a mortgage—guess what? The bank will ask for it!

📆 How long does it last?
In Catalonia – 15 years, then renewal. Lost it? Request a duplicate (if it’s still valid).

🔨 How to get one?
1️⃣ Call an architect.
2️⃣ They inspect your place (size, ceilings, ventilation, etc.).
3️⃣ The municipality issues the certificate (usually within 3 months).
