The Congress is stepping up to regulate short-term rentals and room leases, bringing them in line with long-term rental rules. Goodbye loopholes, hello transparency!

Why does this matter?
Short-term rental contracts have often been used to sidestep the Urban Lease Act’s protective regulations. This new bill aims to standardize these agreements and safeguard the rights of both tenants and landlords.

What changes are coming?
Prove it’s temporary!
Landlords will now have to justify why a contract is temporary, specifying the reasons, circumstances, and how they relate to the agreed rental term. No valid reason? Congratulations, your contract becomes long-term!

Rental duration
Short-term contracts will have a minimum agreed-upon duration but cannot exceed 9 months.

Freedom for tenants
Tenants can terminate the contract after one month with just 10 days’ notice. No penalties or compensation required!

Maintenance is the landlord’s job
Landlords must keep the property in livable condition and handle minor repairs due to normal wear and tear.

Security deposits made simple
For seasonal rentals, the deposit cannot exceed one month’s rent.

Seasonal rentals must play fair
They are no longer considered “non-residential” leases, so they’ll follow housing rules.

What’s next?
The bill is now in committee for amendments. Once approved by the lower house, it will head to the Senate for final approval.
